MORTGAGE OR RE-MORTGAGE

 

All fees and disbursements will incur VAT at 20%.

Our fees cover all the work* required to complete a Mortgage or Re-Mortgage of your home including dealing with Registration at the Land Registry.

Conveyancer’s fees and disbursements

Our legal fee is £450.00.

Search fees depend on the location of a property.    Typically, these will be between £300.00 – £450.00.

Electronic Money Transfer £10.00 for each Transfer e.g. to repay any existing Mortgage and/or to pay to you the net proceeds of the Mortgage Advance.

 

Disbursements

Disbursements are costs related to your matter which are payable to third parties such as Land Registry fees.   We handle the payment of any disbursements on your behalf to ensure a smoother process.

Land Registry fees

HM Land Registry fee payable depends on the value of the Mortgage and whether Title to the property is already registered or has yet to be registered.    If Title to your property is already registered, the Land Registry fees will range from £20.00 to £250.00.   If Title to your property is unregistered, then an Application for First Registration of Title will be required.   The Land Registry fees will range from £40.00 to £910.00.

 

* Our fees assume that:-

(a)   This is a standard transaction and that no unforeseen matters arise including, for example (but not limited to) a defect in Title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction.    For further details of our costs which might be payable in such circumstances, please refer to our Additional Legal Services Fee List below.

(b)   The property is a Freehold Property.    If your property is, in fact, a Leasehold property, additional disbursements may apply where information has to be sought from your Landlord, any Management Company or Managing Agents acting for the Landlord and/or the Management Company.

(c)   You have all the necessary documentation in your possession such as Planning Permissions, Building Regulations Completion Certificates, Section 106 Planning Agreements and Building Regulations Compliance Certificates.

(d)  No Indemnity Policies are required.    Additional disbursements may apply if Indemnity Insurance Policies are required.
